CODES

·         Captain’s Paradise Houses are built to 150 mile wind speed Exposure C Zone 4 (higher speeds, different exposure and different zones are optional) Houses can comply with all state and local residential building codes as dictated by individual state and local municipalities. 

 

FLOOR CONSTRUCTION

·         Floor widths: Combination of nominal 12', 14’ and 16’ module floor widths.

·         Delivery: Returnable transport platforms: Modules are set on the foundation by crane

·         Floor Joist: 2X10 16” O.C. SYP or SPF BluWood coated joist or pressure treated joist and decking are optional.

·         Decking: 23/32 T&G OSB. (Green Component)

·         Underlayment: 2.7 mm underlayment in vinyl tile areas.

·         Bridging: Block

·         Insulation: R-19 Kraft back insulation. (Green Component)


* BluWood coated joists and decking are treated to resist mold, moisture and wood ingesting insects including Formosan termites.


EXTERIOR WALLS

·         Wall Height: 9 foot first floors and 8 foot 2nd floors.

·         Studs: 2x6 16” OC

·         Plates: Double 2x6 top plate and single 2x6 bottom plate.

·         Sheathing: 7/16” OSB (Green Component)

·         Insulation: R-19 kraft back fiberglass insulation.

·         Wind wrap: Green guard wrap on all exposed wall surfaces. (Green Component)

·         Mating Walls: 2x4, 16" O.C., 2.7 mill luan under mating wall dry wall.

·         Siding: 44 mill 5” Dutch Lap siding with white corners. (hard board options)
 

INTERIOR WALLS

·         Studs: 2x4 16" OC through-out.

·         Plates: 2x4 top and bottom plates. 

 

ROOF

·         Pitch: Roof pitches are model specific: all ranches are 7/12 pitch: Other models are a combination of 7/12, 9/12, 12/12, and the Sea Island is 4/12. See literature for roof specific pitch.

·         Trusses: 24” OC standard: Higher wind zones may require 16” OC option.

·         Shingles: 30 year Architectural w/shingle over ridge vent.

·         Overhangs: Nominal 16” with Hard board fascia and vented soffit. (Exposed rafter tails are an option on some models)

·         Decking: 7/16" high strength OSB with roof clips. (Green Component)

·         Underlayment: 15# felt underlayment.

·         Insulation: R-49 Kraft back insulation. (Green Component)

WINDOWS

·         Windows: White thermo pane, low-“E” glass single hung vinyl, lower sash tilts, DP 50 rating, per elevation. Energy Star Rated. (Green Component)

EXTERIOR DOORS

·         Front: 36” 6 panel, 1-3/4” fiberglass.

·         Rear: 32” 1-3/4” 9-lite, primed fiberglass.

·         Garage (where applicable): 36” 6 panel -1-3/4” 20 minute fire rated steel insulated.

·         All doors have adjustable sills, mold resistant jams and brick molding. Brush nickel hardware with key in lock handle and dead bolt.

EXTERIOR TRIM

·         Window trim: 5” lineal on all windows.

INTERIOR FINISH

·         Drywall: All smooth finish drywall walls and ceilings. Walls sprayed and back rolled with one coat of flat paint. All paint is low VOC's (Green Component)

·         Interior Doors: 2 panel molded hollow core, split jam, 3 hinge with brush nickel lever handle hardware and privacy locks on bedrooms and baths.

·         Trim: 3 ½” window and door casing painted with semi- gloss paint:  5 ½” base molding painted with semi- gloss paint.

·         Closet Shelving: Wire vented with continuous slide hanger bar.

 

CABINETS

·         Cabinets: Merillat Classic, Spring Valley Maple Square available in 5 colors: Drawer over door construction; ¾” solid maple styles. Roller shelves in base cabinets: Corner base lazy Susan’s per design. Tip out trays at sink. Crown molding on cabinets and standard RECYCLING CENTER.

·         Brushed nickel hardware on all doors and drawers.

·         Merillat cabinets are KCMA rated (Green Component) and have a 25 Yr warranty.

·         See kitchen elevations in literature for design.

 

COUNTERTOPS

·         Counter tops: Post formed laminate with back splash.  Color choices available. 

 

FLOOR COVERING

·         Vinyl: 16”x16” vinyl tile squares in locations as noted on plans.

·         Carpeting: All carpeting is optional and installed on site after the building process and assuring the floors are properly cleaned to receive carpet.

·         Tile and laminates: These are optional; See your builder for details on these options.

ELECTRICAL & LIGHTING

·         Panel Box: 200 amp 40/40 circuit box, 12/2 wiring through-out. Tamper resistant wall plugs. 2008 NEC Electric Code.

·         Lighting: All interior lighting is Energy Star rated - Lighting at each exterior door: ceiling lights in halls, utility room and kitchen, attic access light by code, morning room and dining room chandler, wire and brace for ceiling fans in all bedrooms, living room, family room and porches with 2 switches, lighted exhaust fans in baths with 2 switches and light bar above sinks, switched recepts where required; water proof can light in tub areas. (Green Components) Other lighting selections are available.

·         Range and Dryer: 220 volt receptacle.

·         Door chime: Battery operated at front door.

·         Exterior Receptacle: 2 per code, front and rear of house.

·         TV/Cable jacks: Installed and stubbed through the floor with conduit in all bedrooms, living room and den.

·         Smoke Detectors/Carbon Monoxide Detectors: Per Code.
 

PLUMBING & BATHS

·         DWV: PVC pipe stubbed through the floor for connection on site by local plumbers.

·         Water lines: PEX waterline inner connected; Crossovers connected on site.

·         Kitchen sink: 8” deep stainless with Satin Nickel single lever faucet and spray attachment.

·         Bath tops: Cultured marble with integrated bowl and satin nickel single lever faucet.

·         Pedestal Sinks: All ½ baths.

·         Toilets: Elongated bowls in all baths; 1.6 gallon flush. (Green Component)

·         Vanity’s: 35” high vanity in master bath, 32” high in secondary baths. Vanity’s 30” in width or more have storage drawers.

·         Mirrors: ¼" safety glass square cut mirrors in baths: large single mirror for double bowl tops; 24”x 30” mirror on single bowls.


·         Tubs/showers: All fiberglass with single lever anti scald faucet and low flow shower head. (Green Component)

·         Towel bar and tissue holder: By Others

·         Exterior Faucets: Installed locally by others per the customer’s direction to avoid conflict with decks, garages, porches, stoops, walks, landscaping and other site obstructions.

·         Water heater: 50 gallon electric Energy Star rated.

APPLIANCES BY WHIRLPOOL (White)

·         Refrigerator: 18 cu. ft. Top-Freezer Refrigerator w/ice maker, 2 Wire Shelves, Fixed Gallon Door Bins, 2 Half-Width Crispers and Energy Star rated.

·         Range: 30" Freestanding Electric Range with 4 Radiant Burners, Ceramic Glass Cooktop, 4.8 cu. ft. Manual Clean Oven, Custom Broil and Storage Drawer.

·         Microwave: Eye level over range, re-circulating exhaust, touch controls, 10 power levels and 950 Watts of cooking power.

·         Dishwasher: DuraWash™ Tower Feed System, 5 Automatic Cycles including a Pots & Pans Cycle, Energy Star rated

·         Garbage Disposal: Continuous Feed - Model # GC2000XE, 1/2 HP Motor.

HEATING SYSTEM

·         Ranch Houses: Up flow air handler, A coil and a 10 KW heat strip. Ceiling registers installed and return air grill. Some connections required after house is set on foundation.

·         Two stories: Zoned control systems for each level (Green Component). Some connections required after house is set on foundation.
 

FLOOR PLAN CONFIGURATION

·         Bath Designs: The components shown on the floor plan are priced with the floor plan unless otherwise noted. Please consult your Builder or Captain’s Paradise if you have questions.

·         Kitchen Designs: Kitchen design depicts staggered cabinets, glass doors, and various wood/color species. Consult your Builder/GC for details.
 

STAIRS

·         Railings and Treads: Treads and risers are carpet grade; Railings are poplar unfinished paint grade: balusters are poplar unfinished paint grade. Custom stairs are available.

PORCH DECKS

·         Decking Material: 5/4 board pressure treated decking. Porch ceilings are ½” plywood painted white. Porch posts are 6x6 painted white or optional rectangular 8x8 or tapered painted white.

·         CAPTAIN’S PARADISE Homes Include a 10 year structural warranty.
